As we continue to grow in the Calgary market, we are looking for a Building Operator to join our team.

Position Overview
The Building Operator is responsible for the safe, efficient operation of commercial properties within an assigned portfolio. This role conducts inspections, completes preventative maintenance, and minor repairs, responds to tenant requests, and helps ensure compliance with Alberta health and safety requirements.

Key Responsibilities

Building Operations and Maintenance

  • Inspect mechanical rooms, common areas, roofs, and equipment spaces.
  • Operate and troubleshoot HVAC, plumbing, electrical, lighting, and BAS/BMS systems.
  • Complete preventative maintenance and minor repairs, including replacing belts, filters, fixtures, and basic components.
  • Monitor building systems, respond to alarms, and escalate complex issues.
  • Assist with seasonal maintenance, equipment testing, and system optimization.

Tenant & Contractor Support

  • Respond promptly and professionally to tenant service requests and work orders.
  • Communicate maintenance activities and timelines to tenants and property management.
  • Coordinate contractor access, scheduling, and site readiness.
  • Oversee contractors to ensure compliance with safety protocols, building rules, and approved work requirements.

Safety and Emergency Response

  • Follow Alberta OHS legislation, the Alberta Fire Code, and corporate safety policies.
  • Conduct routine checks on fire extinguishers, emergency lighting, exit routes, and life‑safety equipment.
  • Respond to emergencies such as fire alarms, floods, power outages, leaks, and equipment failures.
  • Report hazards, incidents, and unsafe conditions immediately.
  • Participate in a rotating on-call schedule for after-hours emergencies.

Administration

  • Maintain accurate work orders, maintenance logs, inspection records, and equipment information using CMMS platforms such as Angus Anywhere, Yardi, or MRI.
  • Track tools, supplies, and replacement parts.
  • Provide operational updates to senior staff and management.

Qualifications & Skills

  • Minimum of three years of experience in building operations, facility maintenance, or a related mechanical trade.
  • Experience in commercial office, retail, or industrial properties is preferred.
  • Strong knowledge of HVAC, plumbing, electrical, and BAS/BMS systems.
  • A 5th Class Power Engineering Certificate is preferred; higher-class certification is considered an asset.
  • BES, BOMA SMT/SMA, trade certifications, WHMIS, and First Aid training are considered assets.
  • Strong communication, customer-service, organizational, and problem-solving skills.
  • Reliable, self motivated, and able to work independently and collaboratively.
  • Valid driver’s license required.

Physical Requirements

  • Comfortable working on ladders, at heights, outdoors, and in mechanical spaces.
  • Ability to lift approximately 40–50 pounds.
