Job Description

We are seeking a dynamic and experienced Maintenance Manager to oversee the maintenance operations of a residential rental property. Reporting to the Director of Operations, the successful candidate will be responsible for ensuring the proper functioning of building systems, planning preventive and corrective maintenance activities, and supervising maintenance staff and external contractors.

The ideal candidate possesses strong organizational skills, proven leadership abilities, and the capacity to effectively manage priorities in a customer service-oriented environment.

Key Responsibilities

Operations Management

  • Plan, coordinate, and supervise all preventive and corrective maintenance activities.
  • Ensure the proper operation of mechanical, electrical, plumbing, and other building systems and equipment.
  • Conduct regular inspections to identify maintenance and repair needs.
  • Ensure compliance with health and safety standards and applicable regulatory requirements.
  • Support management during emergency situations and coordinate insurance claims and restoration activities.
  • Ensure adherence to maintenance budgets and spending authorization guidelines.
  • Develop and maintain maintenance schedules and preventive maintenance programs.
  • Oversee the planning and execution of turnover work for vacant units.
  • Ensure the maintenance and compliance of fire protection and security systems.

Team Management

  • Supervise, coach, and support maintenance employees.
  • Organize work schedules and emergency on-call rotations.
  • Promote ongoing training and professional development for team members.
  • Foster a culture of customer service, accountability, and continuous improvement.

Vendor and Project Management

  • Obtain quotations and coordinate work performed by specialized contractors.
  • Oversee service contracts and capital improvement projects.
  • Monitor work quality and ensure projects are completed on schedule.
  • Participate in the preparation and monitoring of maintenance and capital expenditure budgets.

Resident Services

  • Ensure service requests are handled promptly and efficiently.
  • Maintain high standards of quality and cleanliness to support resident satisfaction.
  • Collaborate with property management teams to deliver an exceptional resident experience.

Qualifications

  • Minimum of 5 years of experience in residential, commercial, or multi-residential building maintenance.
  • Previous supervisory or team management experience.
  • General knowledge of building systems, including mechanical, plumbing, electrical, and preventive maintenance.
  • Strong organizational skills with the ability to manage multiple priorities simultaneously.
  • Customer-focused with a solution-oriented approach.
  • Proficiency in French; English is considered an asset.
  • Proficiency with computer applications and work order management software.
  • Valid driver's license.
