The Senior Building Operator is responsible for the safe, efficient, and smooth daily operation of assigned commercial buildings within a property portfolio. This role performs routine inspections, preventative maintenance, and minor repairs while supporting tenant service delivery and ensuring compliance with Alberta health, safety, and building regulations. The Building Operator works closely with Senior Building Operators, Operations Managers, and contractors to maintain optimal building performance.
Key Responsibilities
Maintenance & Daily Operations
Conduct daily building inspections, including mechanical rooms, common areas, roofs, and equipment spaces.
Operate and troubleshoot HVAC, plumbing, electrical, lighting, and general building systems.
Perform minor repairs such as replacing belts, filters, fixtures, and basic electrical or plumbing components.
Monitor BAS/BMS systems, respond to alarms, and escalate complex issues to senior staff.
Assist with seasonal building tasks such as winterization, irrigation checks, and exterior maintenance.
Preventive Maintenance
Complete scheduled preventive maintenance tasks on mechanical and electrical equipment.
Maintain accurate logs, checklists, and service records for compliance and audit readiness.
Identify equipment deficiencies and report required repairs or replacement needs.
Support Senior Building Operators with equipment testing, calibration, and system optimization.
Tenant Relations & Customer Service
Respond promptly to tenant service requests and work orders, ensuring issues are resolved efficiently.
Communicate clearly and professionally with occupants regarding maintenance activities and timelines.
Support property management teams by providing updates on building conditions and tenant concerns.
Maintain a customer‑focused approach in all interactions.
Contractor & Vendor Coordination
Escort and oversee contractors performing repairs, maintenance, or inspections.
Ensure contractors follow safety protocols, building rules, and scope requirements.
Provide feedback to Senior Operators or Operations Managers on contractor performance.
Assist with coordinating access, scheduling, and site readiness for vendor work.
Safety, Compliance & Emergency Response
Ensure compliance with Alberta OHS legislation, Alberta Fire Code, and corporate safety policies.
Conduct basic safety checks on fire extinguishers, emergency lighting, exit routes, and life‑safety equipment.
Participate in emergency response activities, including fire alarms, floods, power outages, and system failures.
Report hazards, incidents, and unsafe conditions immediately.
Administrative Duties
Maintain accurate maintenance logs, digital work orders, and equipment records using CMMS platforms (e.g., Angus Anywhere, Yardi, MRI).
Track inventory of tools, supplies, and replacement parts.
Assist with documenting inspections, repairs, and equipment performance.
Provide operational updates to Senior Building Operators and Operations Managers.
On‑Call & After‑Hours Support
Participate in a rotating on‑call schedule for after‑hours emergencies.
Respond to urgent building issues such as leaks, temperature complaints, or equipment failures.
Coordinate with senior staff or contractors when escalation is required.
Required Qualifications & Skills
Experience
Minimum 10 years of experience in building operations, facility maintenance, or a related mechanical trade.
Experience in commercial office, retail, or industrial environments preferred.
Technical Knowledge
Strong understanding of HVAC systems, plumbing, electrical systems, and BAS/BMS fundamentals.
Ability to read and interpret basic technical drawings and equipment manuals.
Skilled in troubleshooting common mechanical and electrical issues.
Certifications
5th Class Power Engineering Certificate preferred (higher classes considered an asset).
Building Environmental Systems (BES), BOMA SMT/SMA, or trade certifications are beneficial.
WHMIS, First Aid, and other safety training preferred.
Physical Requirements
Ability to lift equipment and materials (typically 40–50 lbs).
Comfortable working at heights, on ladders, and in mechanical spaces.
Ability to work outdoors in varying weather conditions.
