Job description:

The Building Operator supports the daily operation, maintenance, and safety of assigned commercial properties within a commercial property portfolio. This role assists with routine inspections, minor repairs, tenant service requests, and preventive maintenance tasks. Working under the guidance of the Senior Building Operators, the Building Operator helps ensure the property remains safe, functional, and compliant with Alberta building, safety, and environmental regulations.

Key Responsibilities

Operational Support & Daily Inspections

  • Perform routine indoor and outdoor site inspections, including common areas, mechanical rooms, parking lots, and building exteriors.
  • Assist with basic operation and monitoring of HVAC, plumbing, electrical, and lighting systems.
  • Identify and report equipment issues, safety hazards, and maintenance needs to senior staff.
  • Support seasonal tasks such as snow removal checks, landscaping coordination, and exterior upkeep.

Maintenance & Minor Repairs

  • Perform basic repairs including plumbing fixtures, lighting replacements, drywall patching, painting, and minor carpentry.
  • Assist with preventive maintenance tasks such as filter changes, lubrication, equipment cleaning, and system checks.
  • Support suite turnover activities (if applicable), including cleaning, painting, and minor repairs to prepare spaces for new tenants.
  • Maintain cleanliness and functionality of common areas, doors, walkways, and building fixtures.

Tenant Relations & Customer Service

  • Respond to tenant inquiries, maintenance requests, and minor complaints in a professional and timely manner.
  • Communicate clearly with occupants regarding repair timelines and work being performed.
  • Support property management teams by providing updates on tenant concerns and building conditions.

Contractor & Vendor Coordination

  • Escort and monitor contractors performing repairs, inspections, or specialized maintenance.
  • Ensure contractors follow building rules, safety protocols, and scope requirements.
  • Assist with scheduling and preparing areas for vendor work.

Safety, Compliance & Emergency Response

  • Support compliance with Alberta OHS legislation, Alberta Fire Code, and corporate safety policies.
  • Assist with fire and life‑safety checks, including emergency lighting, fire extinguishers, and exit routes.
  • Participate in emergency response activities such as leaks, power outages, alarms, and after‑hours incidents.
  • Report unsafe conditions, hazards, or incidents immediately.

Administrative & Recordkeeping Duties

  • Maintain accurate maintenance logs, work order updates, and inspection records using CMMS platforms (e.g., Angus Anywhere, Yardi, MRI).
  • Assist with inventory management of tools, supplies, and replacement parts.
  • Support invoice review, documentation, and basic administrative tasks as required.

Exterior & Grounds Maintenance

  • Support landscaping, snow removal, gutter cleaning, and exterior upkeep.
  • Conduct regular checks of outdoor lighting, signage, walkways, and parking areas.
  • Assist with seasonal maintenance tasks to ensure safe and accessible property conditions.

On‑Call & After‑Hours Support

  • Participate in on‑call rotations as required for after‑hours emergencies.
  • Respond to urgent issues such as leaks, lockouts, or equipment failures under the guidance of senior staff.

Required Qualifications & Skills

Experience

  • 3+ years of experience in property management, facility maintenance, building operations, or a related trade.
  • Experience in commercial, residential, or mixed‑use environments is an asset.

Technical Skills

  • Understanding of HVAC, plumbing, electrical systems, and general building maintenance.
  • Ability to use hand tools, power tools, and maintenance equipment safely.
  • Familiarity with property management software (Yardi, Angus Anywhere, MRI) is an asset.

Certifications

  • 5th Class Power Engineering Certificate preferred but not required.
  • Building Environmental Systems (BES), BOMA SMT courses, or trade certifications considered an asset.
  • WHMIS, First Aid, and other safety training beneficial.

Physical Requirements

  • Ability to lift up to 50 lbs, climb ladders, work at heights, and access confined spaces.
  • Comfortable working outdoors in varying weather conditions.
