As we continue to grow in the Calgary market, we are looking for an experienced Operations Manager to lead building operations at Bow Valley Square.

Position Overview

The Operations Manager leads the property’s operations team and is responsible for the safe, efficient, and sustainable operation of the office complex. This role overseas operating and capital budgets, building systems, maintenance programs, projects, service contracts, regulatory compliance, and operational staff.

Key Responsibilities

Building Operations and Projects

  • Oversee the daily operation, maintenance, and performance of the property’s mechanical, electrical, life-safety, metering, and building automation systems.
  • Coordinate repairs, preventative maintenance, inspections, and operational programs.
  • Plan and manage capital projects from initial costing and approval through completion.
  • Review construction drawings and provide base-building mechanical and electrical information for construction and tenant-improvement projects.
  • Monitor tenant construction and support the preparation of vacant spaces.
  • Complete lifecycle-costing exercises and recommend equipment repairs, upgrades, or replacements.

Financial and Contract Management

  • Prepare, monitor, and control the property’s operating expense budget.
  • Provide monthly variance analysis, expense forecasts, and information for financial reporting.
  • Maintain cost-control, invoice approval, and purchase-order processes.
  • Negotiate and oversee service contracts, consultants, and contractor performance.
  • Support the General Manager, Property Managers, and leasing representatives by providing operational information for prospective tenants.

Energy, Sustainability, and Compliance

  • Monitor energy consumption and implement measures to improve building efficiency.
  • Coordinate environmental, sustainability, energy, and building-condition assessments, audits, and reporting.
  • Work with the property management team to achieve and maintain designations such as LEED, BOMA, and WELL.
  • Ensure compliance with occupational health and safety, environmental, fire, and other applicable legislation and corporate policies.
  • Conduct insurance and risk-management inspections and coordinate required corrective action.
  • Work with the Security Manager to ensure staff understand life-safety systems, impairment procedures, and applicable permits.

Team Leadership and Service Delivery

  • Lead, supervise, and support the Operations department.
  • Coach and mentor the Chief Engineer, Assistant Chief Engineer, and other operations staff.
  • Complete performance reviews, review payroll submissions, and support staff development.
  • Ensure Angus service-level targets and customer-service standards are achieved.
  • Promote Armco’s customer-service initiatives in interactions with tenants, contractors, and internal teams.
  • Remain current with industry practices, legislative changes, and emerging building technologies.
  • Perform other related duties as assigned. 

Qualifications & Skills

  • Post-secondary education in building technology, engineering, facilities management, or a related field is preferred.
  • Minimum of 10 years of operational experience in a high-rise, commercial, or mixed-use property.
  • Minimum of 5 years of capital planning and project-management experience.
  • Minimum of 5 years of supervisory or management experience.
  • RPA, SMA, or FMA designation is considered an asset.
  • Strong working knowledge of HVAC, electrical, water-treatment, life safety, metering, and building automation systems.
  • Comprehensive knowledge of applicable occupational health and safety requirements.
  • Experience with operating budgets, forecasting, cost control, and financial reporting.
  • Proficiency with Microsoft Outlook, Excel, and Word.
  • Strong leadership, communication, analytical, and time-management skills.
  • Ability to build effective relationships with tenants, employees, contractors, consultants, and other stakeholders.
  • Fluency in spoken and written English is required.
  • Travel is not required.
